£11.2 Billion in Building Work Delayed:Why Good Builders Need to Stand Out

The UK building industry faces a significant challenge — and it isn’t simply a shortage of skilled tradespeople. It’s a shortage of consumer confidence.

In its announcement of 26 October 2026, the Federation of Master Builders (FMB) highlighted research carried out with the HomeOwners Alliance estimating that £11.2 billion worth of home improvement work is delayed annually. The research found that 19% of homeowners had postponed work because they could not find a builder they trusted.

These are research estimates, not Builder Standard’s own findings. The 19% figure describes homeowners who reported postponing work; it is not an annual rate of postponement.

For reputable builders, these findings highlight a major opportunity. Good builders need to be able to demonstrate why they deserve their customers’ confidence.

The Problem Isn’t Always the Builder

Across the UK, thousands of competent, hardworking building contractors deliver excellent work every day.

Yet the industry’s reputation continues to suffer from concerns about poor workmanship, unreliable contractors, unclear quotations, payment disputes and inadequate consumer protection.

For homeowners, distinguishing a reputable builder from a potentially unreliable one is not always straightforward. Professionalism therefore needs to extend beyond the quality of the finished building work. It should also be demonstrated through how a building company operates.

The Industry Is Moving Towards Higher Standards

Government and industry discussions increasingly focus on consumer protection and professionalism within domestic construction. The Federation of Master Builders continues to campaign for mandatory licensing of domestic building companies.

Consumer codes, quality assurance, complaints procedures and clearer payment arrangements form part of the broader discussion about greater accountability.

Builders who organise their businesses professionally today may be better prepared for the expectations of tomorrow.

A proposal, not a current licensing requirement

Mandatory licensing of domestic building contractors remains a proposal, not a current UK-wide legal requirement. Existing legal duties still apply, including relevant consumer protection, health and safety and Building Regulations requirements. The practical suggestions below are not a complete statement of those duties.

What Does a Professional Building Business Look Like?

Professionalism should be visible throughout the customer journey. This includes:

  • Appropriate insurance documentation.
  • Clear and detailed written quotations.
  • Proper building contracts.
  • Transparent payment schedules.
  • Documented variations and additional works.
  • Appropriate health and safety arrangements.
  • Evidence of competence and qualifications.
  • Clear complaints procedures.
  • Organised project records.
  • Proper completion and handover documentation.

None of these should be unnecessarily complicated. But maintaining them consistently can be challenging for smaller building businesses that spend most of their time managing projects and delivering work.

Good Builders Deserve to Stand Out

A builder who maintains appropriate documentation, communicates clearly and follows professional procedures should be able to demonstrate those qualities to prospective customers.

This is where Builder Standard comes in. Builder Standard is an independent commercial platform designed to help UK building contractors organise their paperwork, improve their business systems and demonstrate their commitment to professional working practices.

Our services include Builder Readiness Assessment — helping contractors identify gaps in their existing paperwork, procedures and business documentation; BuildAssist AI — helping builders prepare and manage everyday business and project documentation; and BS Project Hub — bringing contracts, payment schedules, variations, project records and handover information into one organised system.

The published Builder Standard v1.0 Professional Standards Framework provides a structured approach to reviewing and improving professional business practices. It is Builder Standard’s own framework, not a statutory certification or a third-party accreditation.

The objective is straightforward: make it easier for good builders to operate professionally — and demonstrate that professionalism to customers.

Don’t Wait for Licensing to Become Compulsory

The introduction of mandatory builder licensing remains a proposal, not a current legal requirement. Businesses do not need to wait for legislation before improving their standards.

Clear contracts, transparent payment arrangements, appropriate insurance and organised project records already make good business sense. They can help reduce misunderstandings, support better customer relationships and make everyday business administration easier.

For reputable builders, professionalism should be an advantage rather than an administrative burden.

Good Builders Deserve the Opportunity to Stand Out

The building industry needs consumer confidence. Reputable builders deserve the opportunity to distinguish themselves through the quality of their work and the professionalism of their businesses.

Good builders deserve to stand out. Demonstrate your professionalism before the industry demands it.
